Servest
Servest is an integrated facilities management company founded in 1997, headquartered at Waterfall Logistics Precinct in Gauteng. In 2015, investment holding company Kagiso Tiso Holdings (KTH) acquired a 51% shareholding in Servest in a transaction that valued the group at approximately R4.5 billion, making Servest the first majority black-owned facilities management company on the African continent. The business holds a Level 1 BBBEE rating and employs approximately 24,000 people across 11,110 sites serving 5,000+ clients.
Servest’s service platform is broad: cleaning, hygiene (including pest control and washroom services), security, landscaping, catering, office plants, parking management, technical/hard services, remote camp management and marine services. Pest control is therefore one service line within a multi-service FM bundle, with Servest Pest Management operating as a B-BBEE Level 1 specialist unit offering HACCP-compliant commercial and industrial pest management. Reference clients for the pest control unit include a food manufacturing facility with 185 units on monthly inspection and treatment contracts.
Prior to the KTH transaction, Servest’s blue-chip client base included Transnet, Netcare Group, Anglo Platinum, Debswana and Sasol domestically, and Sainsbury, BBC and the UK House of Parliament internationally — indicating the company had already established a significant cross-border FM presence. KTH’s strategic rationale was partly driven by the revised BEE codes that came into effect on 1 May 2015, which created a competitive advantage for majority black-owned service businesses in government and large-corporate procurement.
From a roll-up perspective, Servest functions as a large-scale FM competitor with pest control as one element of its service bundle. Its integrated model is a direct competitive pressure point: clients seeking single-vendor FM solutions may bundle pest control into Servest contracts rather than using a specialist pest control operator. However, Servest’s broad geographic coverage and BBBEE profile also make it a potential strategic acquirer of pest control bolt-ons that would deepen its compliance service offering in food-handling or healthcare sectors.
